St. John Ultimate Villas Policies

CANCELLATION POLICY

If you have booked with in 120 days of your reservation date, the Full amount of the reservation including Damage Deposit is due with in 5 Business days. Once payment is received, if you should cancel for any reason prior to arrival, under any circumstances including any act of God, no refunds will be given. If you cancel, 120 days or more, 25% of the total charge will be held for cancellation administration fees. If the Property should re rent, SJUV will refund only the amount the property re rents for including taxes and fees. Again we Highly recommend Trip Cancellation Insurance. Any added persons staying at Villa, over the contracted rate, will be charged $250 per person- per week minimum. Only the above named guests are authorized to occupy the property.

NO EVENTS (receptions, weddings, parties, etc.) are permitted without separate written prior approval; event fees will apply and are limited to select properties. Once you have made all your travel plans please contact us and keep us up to date with any changes that may occur. If you have any delays during the day of travel it is important that you contact us or an additional $100.00 check in fee may be applied at check in to your greeter.

HURRICANE AND/OR STORM POLICY

There will be no refunds given for acts of God or force majeure, such as hurricanes, tropical storms etc on St John, USVI. This policy applies to current and all future guests who have reservations to travel or are on St John. We highly recommend trip cancellation insurance. If insurance is not purchased and St John is impacted by an act of god or force majeure we will hold your money on account for a future stay. There will be no exceptions to this policy.
