Great Expectations
Great Expectations is an 8-bedroom villa in Chocolate Hole East, offering stunning sunrise views over Hart and Rendezvous Bays and sunset views over Chocolate Hole.
The villa sits on a 1 acre compound of 4 buildings, two parking areas, four pools, two hot tubs, and a tennis/basketball court. It is perfect for multi-generational family vacations (Grandparents Stay Free!), couples vacations, wedding groups, and other activities typically involving up to 16 people. The capacity can vary depending on the couple's configuration and the age of the children.
With 4 Master bedrooms, two spacious bedroom suites, and two additional rooms that can be used as bedrooms for larger groups, Great Expectations can be custom configured with Twin or King beds and 2 Queens, depending on your group's needs.
The main villa has a large patio area with a small wading pool, a larger dip pool (3ft deep), and an even bigger 'infinity' type pool. Our Great Room contains a full kitchen, sub zero refrigerator, separate ice maker, big screen TV, and half bath. The main patio area includes a built-in grilling area, a large hot tub, and multiple tiled areas with lawn chairs for relaxing.
The six main bedrooms have full baths with private outdoor showers, and the entire complex has WiFi access and high-speed internet for guests to use.
This villa is available for St. John destination weddings and other special celebrations with up to 32 guests.
Prices are based on the number of bedrooms used, assuming double occupancy. There are a total of 8 bedrooms available: 4 Master bedrooms in the Main Villa, two bedroom Suites in the Guest House, plus the Sun Room and the Club Room. More than 16 people may be accommodated for $500 per person per week. There is no charge for children aged two or younger who are staying in the same room as their parents.
OWNER’S APARTMENT
The OWNERS will be living in the Apartment located on the top floor of the guest house - the Honeymoon room. The apartment has a separate driveway and pool area. This 8th room can be rented by your group with sufficient notice and an additional fee.

Holiday Rates
Holiday weeks on island usually book 12 months or more out and are a premium island-wide. We highly recommend groups looking at holiday weeks get in touch as soon as possible as well as getting rental vehicles lined up.
CHRISTMAS & NEW YEAR’S WEEKS (END OF DECEMBER)
St. John rental properties typically have 2 holiday weeks around Christmas, one that includes Christmas Day and the other that includes New Year’s Day. Most years, these are Saturday to Saturday. New Year’s 2022 is available Friday, December 30, 2022 - Friday, January 6, 2023. They can be reserved for a flat weekly rate of $22,500 (for up to 16 people) or take a discount for smaller groups, allowing the owners to stay in the separate guest house apartment. Minimum stay 7 nights plus 12.5% government tax, $1000 refundable security deposit & $500 cleaning fee - contact us for additional information. The bedrooms available are 4 Master bedrooms in the Main Villa, the Hawksnest Suite in the Guest House, the Denis & Jumbie Rooms (see 'Villa Floor Plans' and the 8th room - the Honeymoon Owners’ Suite. We offer holiday discounts for smaller groups that do not plan to utilize the Honeymoon Suite.
2023 HOLIDAYS: We will have a floating arrival date for New Year’s week unless Christmas week books first. New Year’s week can arrive as early as Tues Dec 26 up to Sat Dec 30.
PRESIDENT’S WEEK (MID FEBRUARY)
The week that includes President’s Day is a common school holiday week across the US. We offer the entire villa for a flat weekly rate of $18,500 + tax & fees. If you want to come that week but do not need the entire villa, we will discount the rate accordingly for 7 bedrooms or less.
CARNIVAL (4TH OF JULY) & THANKSGIVING (4TH WEEK OF NOVEMBER)
For the weeks that include the week-long island Carnival and Thanksgiving, we offer the entire villa for a flat weekly rate of $15,000 + tax & fees. If you want to come that week but do not need the entire villa, we will discount the rate accordingly for 7 bedrooms or less.
